Over the coming year, social landlords will prepare for Phase 2 of Awaab’s Law, which takes effect on 30 November 2026. This phase broadens statutory repair requirements to include more housing safety hazards. Organisations must also address tenancy reforms under the Renters’ Rights Act, requiring Boards to evaluate the strategic impact of changes to tenancy management and consumer regulation.
We will review the Regulator of Social Housing’s regulatory framework, Consumer Standards, Code of Governance, and Code of Conduct, highlighting how effective governance strengthens decision-making, oversight and tenant outcomes.
