The Current Environment in Housing - Things Can Only Get Better?
As we fast approach another general election, the sound of New Labour’s theme tune from 1997 may still be ringing in your ears but how realistic are those words in 2023? 2024 is already presenting a raft of challenges for Boards of registered providers. In England, the Social Housing (Regulation) Act has passed but the implementation of the new Consumer Standards won’t fully come into play until 1 April 2024. It’s certainly not an April Fool and neither is the Housing Ombudsman, who has been making it widely known that they were given additional powers within the Act, as well as having their Complaint Handling Code made a statutory requirement.
But this isn’t the only ‘act’ in town, the Supported Housing Regulatory (oversight) Act 2023 has had less fanfare but could mean just as much work for providers with supported, sheltered and extra care schemes.
Plus, there have been recent announcements on changes to the way shared ownership rents are calculated that will have sent many finance directors scurrying to their business plans to see what effect this will have. Another reduction in providers’ incomes can only be bad news after last years’ rent cap during a period of rampaging inflation. The pros and cons can be debated but all providers need to protect their income streams to invest in their existing stock which we know is not up to standard for many tenants, and to build much needed affordable housing.
As the business plans are tweaked and reappraised, this round table session will allow Chairs and other board members to discuss how these challenges are affecting their long-term strategies and what lessons can we learn at this difficult time. There is plenty of good practice out there in the sector and this session will provide a suitable forum for discussion and debate about possible solutions.
The Session will be chaired by Dr Alice Pearce and Bill Gill, with an introduction covering some key changes affecting the sector at present and the rest of the time allowed for delegates raise questions, discuss and comment.
