This year’s roundtable session is taking place after Chancellor Rachel Reeves’ second budget announcement, delivered on 26 November 2025. Boards in England, Scotland, and Wales are evaluating the new policies and funding, which focus on their main goals, willingness to take risks, and ability to invest in decent homes, particularly in light of changes that affect social housing delivery, investment capacity, and tenant affordability.
The session will be led by our Director, Dr Alice Pearce and Bill Gill, who has over 30 years of experience in social housing audit, assurance, risk, and governance. They will nurture discussion among Chairs and Board Members of HA across England, Scotland and Wales, to provide a unique space to connect with fellow Board Members and Chairs to share insights on current housing challenges.

Awaab’s Law in practice and what implementation looks like: how are you preparing for the new timeframe on repair timelines, and how are you testing assurance and culture?
Professional standards and workforce competence: the forthcoming professional competence standard in England will be introduced in 2026.
What the Chancellor’s most recent Budget means for housing associations
- Social rent flexibility
- Investment signals for affordable/social homes and regeneration
- Energy and efficiency programmes, such as The Warm Homes’ funding, support stock improvement.
- Board-level considerations include affordability, borrowing capacity, and trade-offs.
